Why Would I Need Planning Permissions?

The Planning Permission Checklist

  1. If your property is a flat, maisonette, or a listed building, as planning permission is always required for these.

  2. If your proposed garden room is in front of your house.

  3. If your property is in a conservation area.

  4. National Park or AONB: In such areas, verify the additional rules, allowing development within 20 meters of the house but restricting outside development to 10 square meters.

  5. If the total area of all structures, including the proposed garden room, exceeds 50% of the total area of your garden.

  6. If the garden room is within 2 meters of the boundary, confirm that its maximum height is 2.5 meters.

  7. If that the eaves of the garden room are more than 2.5 meters above ground level.

  8. If you plan to use your garden room as a living accommodation e.g. you want to sleep in it, have a kitchen and/or bathroom.

  9. Building Regulations: For England and Wales, understand that Building Regulations might apply if the garden room is attached to the main home, has over 15 square meters of floor area with sleeping accommodation, or if you plan to use it for specific purposes like sleeping.

How The Process Works

  1. Design Agreement:

    • Customer and company agree on the garden room design and associated price.
  2. Deposit and Information Submission:

    • Customer pays a £2500 deposit and submits photos of the garden.
  3. Scaled Drawings Production:

    • In-house planning application officer creates scaled drawings of the garden room based on the agreed design.
  4. Application Submission:

    • Scaled drawings and a surveyor’s report are compiled and submitted to the local planning department.
  5. Council Contact:

    • The local planning department contacts the customer to pay the £320 application fee directly (non-transferable to a 3rd party).
  6. Approval or Adjustments:

    • Approval is granted, or advice on necessary changes is provided.
    • If changes are needed, they are applied to the application and resubmitted at no extra cost.
  7. Manufacturing Release:

    • Upon payment of the balance of the deposit, the customer’s order is released to the manufacturer.
  8. Job Certification:

    • Official sign-off and certification of the completed job are provided, marking the successful completion of the planning permission process.
